A Conversation with Alan Grosheider and Blue222

As Alan explains, real estate transactions — from individual home purchases to massive corporate deals — still rely heavily on email chains, spreadsheets, and phone calls to schedule everything from appraisals to pest inspections. In many cases, a realtor simply hands over a piece of paper listing contractors, and the buyer starts making calls.
But for companies managing thousands of inspections per month, this outdated system is costly, inefficient, and ripe for disruption.
Enter Blue222, a digital platform and marketplace that automates the entire due diligence process.
From Manual Chaos to Instant Automation
Blue222 allows real estate companies, banks, and service vendors to streamline scheduling, bidding, and project management — all from a centralized, AI-powered system.
Vendors can be onboarded via AI agents, skipping paperwork and long forms.
Project bids and scheduling are fully automated, eliminating late-night email sessions.
AI matchmaking helps clients find the right vendor at the right time, using advanced machine learning to analyze hundreds of factors (availability, specialization, geographic proximity, etc.).

One of the key lessons Alan shared during the episode was around product-market fit. Early in the company’s development, Blue222 built the product Alan would have wanted in his previous inspection business — but it wasn’t until they started working closely with a large client that the platform truly took off.
“Some of the best software,” Alan says, “is built in partnership with a lead client that helps you figure out what the product really should be.”
This customer-led development approach helped Blue222 scale and better understand the broader market needs — from enterprise onboarding processes to vendor engagement.
Advice for Founders and Investors Alike
Alan also offered candid advice for aspiring entrepreneurs and early-stage founders:
Don’t go it alone. Work with a client from the beginning to ensure what you’re building solves real problems.
Don’t max out your credit cards. (Yes, he did that in a previous venture — and doesn’t recommend it.)
Build a killer pitch deck and find an early investor who believes in you and your vision.
Raise smart money, not just any money — ideally from champions who can open doors.
Blue222 is currently raising funds and welcomes accredited investors. It also continues to onboard vendors and partners looking to transform their inspection workflows.

The roadmap ahead includes:

Ultimately, Alan and his team aim to bring inspection services from “1995-style technology to Uber-level tech” — where a real estate transaction can be streamlined, automated, and error-free.
And in case you’re wondering — yes, the name Blue222 was chosen intentionally. Alan wanted a short, memorable domain name, and found that color + number combinations stick with people. He later discovered that 222 is associated with harmony and alignment — fitting for a company trying to bring order to chaos.
